Office Real Estate

A Practitioner's Guide to Obsolescence, Re-Leasing Economics, Repositioning and What an Office Building Is Actually Worth

These are the companion files of Office Real Estate by Julian R. Sterling. The book on Amazon →

A multi-let office is offered at €43.0 million on a 6.00 per cent net initial yield. Every line of that calculation is correct, and it is not a return. Put the re-letting cycle back in and the same building yields 3.20 per cent; run it for ten years and it is worth €32.6 million, against a valuation of €42.8 million that is competently produced and answers a different question.

These are the workbooks the book was written from, corrected where they were wrong. Every figure the book prints is reproduced by a live formula, and each model workbook ends with a sheet that compares the two line by line and closes on a single verdict. Around them: the same models with the inputs emptied, thirteen working documents to print, forty questions that mark themselves, and three cases the book names and never takes to a number.

The five workbooks

These carry the book’s own figures, so that every number it prints can be traced to a live formula. Each model workbook now closes on a checks sheet that ends ALL OK. Download these five831 KB

The same models, for your own building

The four model workbooks with every input emptied. The checks sheets count what is still missing and test what holds for any inputs.

The documents the chapters describe

Thirteen pages to print and use. A4, with margins wide enough for US Letter.

Forty questions, marked by the file

A workbook that marks itself. Answer in the yellow cells; the marking fills in as you go.

Three cases the book does not work

New material, not a restatement. Three situations the chapters name and never take to a number. Each case is one workbook: the note is the first sheet, the model is the book’s own cash flow, and a checks sheet closes it. Type your own figures in and every finding recomputes.

How to use them

Blue on pale blue is an input you may edit. A yellow fill is the carrying assumption of the sheet — the one to argue about first. Black is a formula. Nothing is locked, protected or watermarked. There are no macros and no external links.

Each model workbook ends with a sheet called Checks: the figure as the book prints it, the figure the workbook computes, the variance and a status. If a line ever reads “to check”, the workbook and the book have drifted apart — and the workbook is right. The last line of every checks sheet gives the verdict: ALL OK.

A figure the book does not give, used in the cases, is marked ADDED wherever it appears. The workbooks open in Microsoft Excel, LibreOffice Calc, Google Sheets and Numbers; the PDF prints on A4 or US Letter.

Three numbers to compute on your own building

  1. The capital-adjusted yield — 3.20 per cent here, against a quoted 6.00 per cent.
  2. The share of value sitting in the exit — 74 per cent here. Above roughly two thirds you are not buying income, you are buying a view about the next buyer.
  3. The distance to the income cliff — today's fit-out as a share of the level at which net income reaches zero. 37 per cent here.

What changed, and when

24 Sep 2026The workbooks corrected and each checks sheet closed on ALL OK. Every sensitivity the book prints is now a live sheet. Chapter 9: rung one of the bridge is €7.1 million, not €7.6 million. Chapter 13: the energy works protect €14.3 million, 7.5 times their cost, not €14.7 million and 7.8. Chapter 18: the four strategy values and both thresholds are computed, not typed; the post-works rent that makes repositioning pay is €401/m², not €403; the conversion break-even price in the file is corrected to €8 271/m². Chapter 6: the 3.20 per cent is on €45.8 million including costs. Added: a blank set, thirteen working documents, forty questions that mark themselves, and three cases.
